**Bottom line:** Buildium and RealPage both cover the core property management workflow, but they fit very different buyers. Buildium is the better pick if you're a smaller landlord or manager focused on residential rentals and want something easy to learn. RealPage fits larger operators with mixed portfolios who need deeper marketing, analytics, and ancillary revenue tools.

Buildium keeps things simple. You get accounting, leasing, maintenance, and resident portals in one dashboard, and users say the learning curve is short. It's built around residential rentals, HOAs, and student or affordable housing, so commercial properties and complex leases aren't its strong suit.

RealPage casts a wider net. It serves residential, commercial, military, and community housing, and adds tools you don't see in Buildium, like 3D virtual tours, an AI contact center, deposit alternatives, and utility submetering. The tradeoff is complexity. Users say the interface takes time to learn and support can be slow.
