What we dislike about AppFolio and Tenant Cloud: 

* Limited third-party integrations and no open API for custom connections
* Reports lack the customization options many users want from analytics
* Accounting misses automatic bank feeds and weekly recurring transactions
* Users find support response times slow and training resources thin

* Doesn't handle commercial properties or homeowner's associations at all
* Lacks intelligent automation for double-entry accounting, autofills, and recurring vendor assignments
* Users find chat notifications and application alerts hard to navigate
* Adding new units takes a lot of manual data entry

### Our Review 

**Bottom line:** AppFolio and Tenant Cloud serve different ends of the property management market. AppFolio fits mid-size and larger operators running mixed portfolios. Tenant Cloud is built for single landlords and small managers focused on residential rentals.

If you manage commercial, student housing, or a mixed book of business, AppFolio is the better call. It handles board meeting management, CAM tracking, and bed-based student leasing that Tenant Cloud just doesn't offer. Tenant Cloud caps out at residential and vacation rentals, and users say it can bog down once you cross about 30 units.

Pricing pulls in opposite directions. AppFolio starts at $1.49 per unit per month, so costs scale with portfolio size. Tenant Cloud starts at $16.50 per month with a free starter tier, which works well if you're running a handful of doors. For a small landlord, Tenant Cloud is usually cheaper. For a larger operator, AppFolio's per-unit model can still pencil out depending on count.

Automation is where the gap really shows. AppFolio runs AI through leasing chat, maintenance dispatch, and PDF invoice reading. Tenant Cloud users say automation is missing in key spots like double-entry accounting and recurring vendor assignments. If you want hands-off workflows, AppFolio gives you more.

Pick Tenant Cloud if you're a single landlord or small manager who wants a working platform without a big monthly bill. Pick AppFolio if you need depth, scale, and AI features, and you can live with limited integrations and slower support.
