AppFolio works best if you want an intuitive, AI-assisted platform for residential and commercial portfolios. RealPage fits larger operators that need deep marketing tools, ancillary revenue programs, and advanced analytics. You'll find AppFolio easier to pick up. Users call it intuitive, and the universal search bar, smart maintenance workflows, and mobile app help small teams stay productive without heavy training. RealPage packs more features, but the interface is harder to navigate and onboarding training is limited. AppFolio starts at $1.49 per unit per month. RealPage starts at $7.30 per 10,000 square feet per month. The intervals are different, so don't try to compare the numbers directly. Pick the model that matches how you measure your portfolio. Marketing and revenue tools tilt toward RealPage. You get GoDirect marketing, branded websites, 3D and drone video tours, deposit insurance, DepositIQ, and AssetProtect.
