## What Is Eptura Asset?

**Industry Specialties:** Business, Education, Energy & Transportation, Government, Healthcare, Manufacturing, Software & Tech

Eptura Asset is a cloud-based CMMS built to help teams manage maintenance, assets, vendors and service requests, all in one place. It’s a solid fit for mid-sized to large organizations, especially those in healthcare, manufacturing, education, transportation and government, that need to track equipment across multiple sites.

One area where Eptura really shines is mobile access. Technicians can pull up asset histories, follow step-by-step checklists and close out work orders right from their phones, even without an internet connection.

Features like geolocation and push notifications help teams stay in sync while on the move. In fact, Eptura earned a perfect score in our internal evaluation for mobile functionality — something few competitors like [Fiix](https://www.selecthub.com/p/cmms-software/fiix/) or [Maintenance Connection](https://www.selecthub.com/p/cmms-software/maintenance-connection/) can’t match.

Eptura Asset’s features support day-to-day maintenance tasks. You can create detailed work orders with diagrams and part lists, set up preventive maintenance based on time or usage, and track asset and equipment performance over their entire life cycle.

The platform also lets you view assets on floorplans, scan barcodes for quick info and use BIM fault tracing to see how one issue might affect nearby systems.

You can also connect with third-party systems like [Limble](https://www.selecthub.com/p/cmms-software/limble/), [ServiceChannel](https://www.selecthub.com/p/facility-management-software/servicechannel/), [ServiceNow](https://www.selecthub.com/p/help-desk-software/servicenow/), [Jira](https://www.selecthub.com/p/project-management-software/jira/), [Slack](https://www.selecthub.com/p/collaboration-software-tools/slack/), [Power BI](https://www.selecthub.com/p/business-intelligence-tools/power-bi/), [Revit](https://www.selecthub.com/p/building-information-modeling-software/revit/), MapsPeople and more.

That said, there are a few things to keep in mind: you can’t reserve assets in advance and the platform doesn’t automatically route purchase order approvals. It also doesn’t let you embed external content (like YouTube tutorials) in dashboards, which some tools like Maintenance Connection do support.

Pricing isn’t listed publicly — you’ll need to request a quote. The vendor offers two plans (Advanced and Power) with annual billing only. You can also add on extra features for a fee.

**Our Research Process for Eptura Asset**

I reviewed our internal data on Eptura Asset and found it stood out most for its mobile tools and vendor/customer management capabilities, both earning top scores of 100 in our evaluation.

To see how it fares on the market, I compared it to other CMMS platforms like Maintenance Connection, Fiix, [Eagle CMMS](https://www.selecthub.com/p/cmms-software/eagle-cmms/) and [eMaint](https://www.selecthub.com/p/cmms-software/emaint/).

I also looked through vendor-published case studies to get a better feel for how it’s used in real settings.

## Eptura Asset Benefits and Insights

Why use Eptura Asset?

### Key differentiators & advantages of Eptura Asset

* **Gain Mobile Access:** Based on our internal data, Eptura Asset earned a perfect 100 for mobile capabilities. Unlike Fiix and Maintenance Connection, it lets you easily track maintenance activities right from your mobile device using geolocation mapping and instantly keeps your team in the loop with mobile push notifications whenever there's an update on a work request.
* **Manage Customers and Vendors in One Place:** In our analysis, Eptura Asset scored 100 for vendor and customer management tools, more than eMaint (50), Fiix (67) and Eagle CMMS (81). Unlike these platforms, it lets you quickly pull up all your customer names, addresses, phone numbers and emails in one list. Plus, you can rate and review your vendors, so you always know who's delivering great service and who might need a little nudge.

### Synopsis of User Ratings and Reviews

Based on an aggregate of Eptura Asset reviews taken from the sources above, the following pros & cons have been curated by a SelectHub Market Analyst.

#### Pros

* **Keeps Service Requests Organized:** Instead of chasing emails or verbal updates, everything’s logged in one place. A system like Eptura Asset lets your team track, assign and close requests without missing a beat.
* **Reveals Recurring Issues:** The system helps you spot repeat problems — like a machine that keeps failing or a space that’s always in need of repairs — so you can fix what’s really causing the issue, not just clean up after it.
* **Makes Reporting Easier and More Impactful:** You can finally back up maintenance costs, team workload or asset performance with actual data, which is great for justifying budget or showing ROI.

#### Cons

* **Mobile Tools May Underdeliver:** Some CMMS apps claim offline access but limit what techs can do without the internet. Test this early, especially if your team works in low-connectivity areas.
* **Not Truly Plug-and-Play:** Many platforms promise quick setup, but most organizations need IT support, role-based permission tuning and integration help. You’ll still need internal coordination to get real value from the tool.
* **Updates Can Disrupt Workflows:** Because most CMMS tools are cloud-based, updates happen automatically. Occasionally, this changes workflows or button placements, frustrating users who weren’t expecting it.

#### Researcher's Summary:

If you’ve ever had to chase down a technician to figure out if a work order was completed, or, worse, dig through spreadsheets to find out why the same pump keeps dying, you’ll probably appreciate what Eptura Asset brings to the table.

Two areas stood out right away in my review: mobile tools and vendor/customer management (both scored a perfect 100 in our selection platform).

If your team’s working across sites or dealing with spotty Wi-Fi, offline access and push notifications aren’t just nice — they’re necessary. Eptura Asset covers those bases, along with barcode scanning and asset lookup on the go. You don’t want a system that dies the moment someone steps into the boiler room or a stairwell.

Vendor and customer management is another strong feature. It does more than just store contact details — it helps you track service history, view performance trends and even rate vendors. So when someone asks, “Hey, who fixed that last time?” you don’t have to scroll through six email chains. It’s all there, neatly organized, and way more reliable than someone’s memory.

Work orders also seem well-structured. The platform allows you to add detailed instructions, checklists, required parts, even diagrams or manuals. That might not sound exciting, but if your technicians often show up to a job and then need to track down missing context, this structure could save time and back-and-forth.

One feature that I felt worth calling out is BIM fault tracking. If you manage complex facilities and need to understand how a fault in one system might impact others (say, a leaking pipe near electrical panels or above HVAC units), this gives you visibility.

It helps you catch the chain reaction before it starts, not after damage spreads. It won’t matter for every organization, but if your assets are spatially linked or layered, this could add real value.

Now, here’s where things might get a little frustrating:

* You can’t reserve assets in advance, which might be a pain if your teams share critical tools.
* Purchase order approvals are manual, with no automated routing.
* Dashboards don’t support embedded videos or SOP walkthroughs, so you’ll have to work around that if your team relies on visual instructions.

Would I recommend it? If you’re managing multiple sites, juggling vendors, or tired of solving problems with spreadsheets and crossed fingers, then absolutely. Eptura Asset won’t fix your coffee machine, but it’ll make sure you know who broke it, when it happened and how to prevent it from happening again.

## Key Features

* **Data-Packed Work Orders:** Include task-specific instructions, safety checklists, equipment diagrams, OEM manuals, and an itemized list of parts and tools in every work order. This way, technicians get all the details upfront — no separate files or extra calls needed.
* **Ticket Request Portal:** Allow your staff to report maintenance issues through a web portal. Each request is logged and routed directly to your maintenance team, speeding up issue tracking and response without relying on emails or calls.
* **Asset Registry:** Gain a centralized digital list of every asset including HVAC systems, laptops or forklifts. You can tag these by department, location and type or custom categories like "leased" vs "owned."
* **Asset Hierarchy:** Got a generator that powers multiple machines? Set it up as the “parent” and all dependent equipment as “children.” That way, if one machine fails, you’ll know what other equipment might get affected.
* **Preventive Maintenance Schedules:** Set recurring maintenance tasks based on either calendar dates (like every 30 days) or equipment usage (like every 500 operating hours). This helps you ensure routine work gets done before breakdowns happen, whether it’s a monthly inspection or servicing after heavy use.
* **Asset Life Cycle Tracking:** See which machines are underperforming, which ones are due for servicing and how often they’re being used. Let’s say one of your pumps is running longer than usual, this feature helps you catch that early so you can inspect it for wear before it causes downtime.
* **Equipment Life Cycle Tracking:** You can follow each piece of equipment from the day you get it to the day you retire it. See its full history — costs, repairs, maintenance schedules — all in one place. Need to hand off equipment to another technician? You’ll have clear service records and safety checks ready to go.
* **Barcode Scanning:** Allow your technicians to scan asset/equipment barcode via their mobile devices to instantly see inspection checklists, last service dates and the replacement parts needed, all without leaving the site.
* **Reporting and Analytics:** Track maintenance costs over time and see which assets are draining your budget, so you can fix issues or plan replacements with confidence. Track asset condition, work order status and inventory levels in real time via custom dashboards. Quickly generate reports to check if you're staying compliant with safety regulations and meeting sustainability goals — so you're prepared for audits instead of scrambling at the last minute.
* **Floorplan View:** Upload and use floorplans that show exactly where each asset, like HVAC units, lighting systems or printers, is located inside your facility. This helps technicians get to the right place fast and supports better space and maintenance planning.
* **Parts Inventory:** Get low-stock alerts to reorder critical items like filters or fuses before they run out. Attach parts to work orders to make sure technicians show up fully equipped — no wasted trips. Keep vendor info handy so you can reorder fast and avoid downtime waiting on supplies.
* **Vendor Management:** Enable vendors to upload real-time updates, photos and notes so you know exactly what’s done and what still needs attention. It’s easy to verify work before you close it out. Track vendor performance like how fast they complete jobs or how often they’re called back, so you have the data to keep your best vendors and rethink the rest.
* **Invoicing:** When it’s time to pay, vendors submit invoices right through the system. You can review, approve and process payments without digging through email threads or spreadsheets. You can even set different pricing by location or vendor.
* **Fault and Impact Tracing:** Spot a fault like a leaking pipe and instantly see how it affects connected systems such as nearby HVAC units or ceilings using the BIM Viewer. Instead of reacting after the damage spreads, you get a heads-up and can fix the issue before it snowballs.
* **Compliance Management:** Need to stay on top of safety inspections or meet ISO requirements? You can set up digital checklists — say, a monthly fire extinguisher inspection — and technicians must complete and submit documentation during the check. No missed steps, and your audit trail’s always ready.
* **Maturity Charts:** These charts show how close each asset is to its next scheduled maintenance. If three pumps are due next week and a fourth is at 80%, you can plan all four together, saving downtime and labor costs.
* **Maintenance Dashboard:** Your dashboard gives you the full picture: how much you’re spending on reactive vs. preventive work, how many open work orders you have and which assets are costing you the most. It's like a control center for your maintenance strategy.
* **Mobile App:** Your technicians can pull up asset histories, follow checklists, upload photos and close work orders — all from their phones, even when offline. So if they’re in the basement with no signal, everything still gets logged and synced once they’re reconnected.

## Approach to Common CMMS Challenges

* **Service Request Delays and Lack of Transparency:** A [non-profit healthcare agency](https://eptura.com/wp-content/uploads/2025/02/Non-profit-healthcare-agency-Eptura-Workplace-customer-story%5FCA-EPT-2175-EN.pdf) needed a better way to manage service requests during a shift to hybrid work. With Eptura, they centralized requests from both in-office and remote staff. This led to a 99% on-time completion rate, up from their original 85% goal, while cutting down duplicate submissions and improving employee visibility.
* **Excessive Unplanned Maintenance and Manual Logging:** [Maritime Developments (MDL)](https://eptura.com/wp-content/uploads/2024/12/Maritime-Developments-Customer-Story.pdf) was dealing with mounting maintenance issues across 1,000+ offshore assets, all tracked via spreadsheets. The system enabled them to implement predictive and preventive maintenance, cutting unplanned maintenance by 20%, lowering costs by 15% and saving technicians over eight hours per week on manual data entry.
* **Poor Visibility Across Locations:** A major [auto parts retailer](https://lp.eptura.com/rs/267-JUP-120/images/Customer%5Fstory%5FMajor-auto-parts-retailer-Eptura-Asset.pdf) with 28 distribution centers used Eptura to replace scattered maintenance data with centralized dashboards, real-time work alerts and offline access, reducing downtime, improving on-time preventive work and gaining visibility into technician performance across all sites.
* **Lack of Standardized Inspections:** An [international transport and industrial services provider](https://lp.eptura.com/rs/267-JUP-120/images/Customer%5Fstory%5FInternational-transport-provider-Eptura-Asset.pdf) introduced a 20-point asset inspection through Eptura, helping identify potential failures early. This simple but strategic shift saved them $60,000 in repair costs in the first year, while also boosting mechanic adoption and on-time completion rates for all inspection and maintenance tasks.
* **Underused Space and High Real Estate Costs:** The non-profit healthcare agency used Eptura’s space module to evaluate real estate usage and shut down two second floors totaling 60,000 sq. ft. They cut HVAC and operational costs and converted the empty space into leasable property, turning it into a revenue-generating asset.

"description": "Eptura Asset is a cloud-based CMMS built to help teams manage maintenance, assets, vendors and service requests, all in one place. It’s a solid fit for mid-sized to large organizations, especially those in healthcare, manufacturing, education, transportation and government, that need to track equipment across multiple sites. One area where Eptura really shines is mobile access. Technicians can pull up asset histories, follow step-by-step checklists and close out work orders right from their phones, even without an internet connection.Features like geolocation and push notifications help teams stay in sync while on the move. In fact, Eptura earned a perfect score in our internal evaluation for mobile functionality — something few competitors like Fiix or Maintenance Connection can’t match.Eptura Asset’s features support day-to-day maintenance tasks. You can also connect with third-party systems like Limble, ServiceChannel, ServiceNow, Jira, Slack, Power BI, Revit, MapsPeople and more. That said, there are a few things to keep in mind: you can’t reserve assets in advance and the platform doesn’t automatically route purchase order approvals. It also doesn’t let you embed external content (like YouTube tutorials) in dashboards, which some tools like Maintenance Connection do support.Pricing isn’t listed publicly — you’ll need to request a quote. The vendor offers two plans (Advanced and Power) with annual billing only. You can also add on extra features for a fee.Our Research Process for Eptura AssetI reviewed our internal data on Eptura Asset and found it stood out most for its mobile tools and vendor/customer management capabilities, both earning top scores of 100 in our evaluation. To see how it fares on the market, I compared it to other CMMS platforms like Maintenance Connection, Fiix, Eagle CMMS and eMaint.I also looked through vendor-published case studies to get a better feel for how it’s used in real settings.",

"reviewBody": "If you’ve ever had to chase down a technician to figure out if a work order was completed, or, worse, dig through spreadsheets to find out why the same pump keeps dying, you’ll probably appreciate what Eptura Asset brings to the table. You don’t want a system that dies the moment someone steps into the boiler room or a stairwell.Vendor and customer management is another strong feature. It does more than just store contact details — it helps you track service history, view performance trends and even rate vendors. So when someone asks, “Hey, who fixed that last time?” you don’t have to scroll through six email chains. It’s all there, neatly organized, and way more reliable than someone’s memory.Work orders also seem well-structured. The platform allows you to add detailed instructions, checklists, required parts, even diagrams or manuals. That might not sound exciting, but if your technicians often show up to a job and then need to track down missing context, this structure could save time and back-and-forth.One feature that I felt worth calling out is BIM fault tracking. Now, here’s where things might get a little frustrating: You can’t reserve assets in advance, which might be a pain if your teams share critical tools. Purchase order approvals are manual, with no automated routing. Dashboards don’t support embedded videos or SOP walkthroughs, so you’ll have to work around that if your team relies on visual instructions.Would I recommend it? If you’re managing multiple sites, juggling vendors, or tired of solving problems with spreadsheets and crossed fingers, then absolutely. Eptura Asset won’t fix your coffee machine, but it’ll make sure you know who broke it, when it happened and how to prevent it from happening again."
