## What Is eMaint?

**Industry Specialties:** Automotive, Food and Beverage, Manufacturing, Warehousing, Government, Transportation, Healthcare

eMaint is a maintenance management system that helps you keep track of everything from how often equipment is used, to its maintenance history and even sensor data, all in one place. You can create work order templates that fit your needs and automate tasks based on time, usage or alerts from connected sensors, so nothing flies under the radar.

Inventory management tools help you avoid stockouts with low-stock alerts and let you track parts across multiple sites. Plus, predictive maintenance capabilities allow you to connect with sensors like Fluke 3563, so you catch problems before they cause costly downtime.

Technicians benefit from a mobile app that lets them update work orders, upload photos and capture eSignatures right from the field.

On the compliance side, eMaint makes audits easier with features built for FDA, OSHA and other standards, supported by detailed reports and dashboards.

You can also connect to apps like [NetSuite](https://www.selecthub.com/p/erp-software/netsuite/) and [Salesforce](https://www.selecthub.com/p/crm-software/salesforce/) or use the API for custom integrations. Tap into SCADA, PLC and MES/MOM production data to move from a reactive to a proactive approach.

Pricing starts at $69 per user per month for smaller teams, with scalable options for larger organizations.

**Our Research Process for eMaint**

I spent two weeks putting the system to the test to get a feel for how well eMaint performs in the real world. As part of my testing, I simulated the daily workflows of maintenance teams to see where eMaint excels and where it might slow you down.

I tested everything from work orders, asset tracking and maintenance management to inventory control, automation and reporting.

Using our software selection platform and research from our in-house analyst team, I compared the platform with competitors like [CHAMPS](https://www.selecthub.com/p/cmms-software/champs-cmms/), [Eptura Asset](https://www.selecthub.com/p/eam-software/eptura-asset/) and [Maintenance Connection](https://www.selecthub.com/p/cmms-software/maintenance-connection/) to understand eMaint’s key differentiators.

To round it out, I reviewed customer stories to understand how other teams use the system daily.

### Synopsis of User Ratings and Reviews

Based on an aggregate of eMaint reviews taken from the sources above, the following pros & cons have been curated by a SelectHub Market Analyst.

#### Pros

* **Instantly Know What’s Happening:** Most CMMS solutions give you a clear, real-time view of every piece of equipment — where it is, what condition it's in and its repair history.
* **Tailor It to Your Team's Needs:** Some CMMS systems let you customize workflows exactly how your maintenance team operates. You can easily set automatic alerts and task assignments. That means less tedious manual work and more getting stuff done.
* **See the Whole Story in Numbers:** The analytics and reporting built into CMMS platforms give you actionable insights about your maintenance activities like how long repairs typically take, your most frequent equipment issues or where you’re overspending. It’s your own data-driven crystal ball.

#### Cons

* **Mobile Apps Often Don’t Do It All:** The mobile versions sometimes lack features found on desktops. Field techs may not be able to create detailed work orders or pull complex reports from their phones.
* **Customization Isn’t Always Easy:** Changing workflows or reports usually means calling in tech experts or vendor support, which can slow things down and increase costs.
* **Steep Learning Curve:** Many users find that a CMMS system can be tricky to learn at first. New technicians often need a few weeks of training before they feel comfortable using all the features.

#### Researcher's Summary:

After two weeks of testing eMaint, I can confidently say that it gives you a ton of control over how you manage maintenance, assets and inventory.

eMaint allows you to bulk import asset and inventory data. But if you’re importing for the first time, expect to spend a few minutes getting everything mapped correctly.

Once your data is in the system, exporting is easy. You can download information in CSV or PDF formats, making it simple to share with other teams.

And if you get lost, you’ve got eMaint University, guided walkthroughs and documentation to help you get back on track. It felt like having my own little magical guide to get me over any hurdles that came up (without the need for a ticket to Hogwarts).

Right away, I loved the dashboard. There are two versions, X5 and Dashboard 2.0, both of which are customizable to your heart’s content. You can tweak layouts and add widgets to track whatever data matters most. Create as many dashboards as you want and tailor them for different roles: requester, technician, work orders and more.

If you love having everything just the way you like it (like me, who adjusts my coffee-to-milk ratio with scientific precision), you’ll appreciate this level of control.

Another feature that adds a lot of flexibility is the ability to drill down into assets, parts, and purchase and work orders. You can set up a hierarchical structure and navigate through different levels of details, making it easier to find exactly what you need without endless scrolling.

Now, let’s talk about work orders, because this is where eMaint really shines. Creating, assigning and tracking work orders is smooth. You can attach labor requirements, procedures and parts from the same screen, which is great because nothing kills productivity like jumping between menus.

Another thing I appreciated is you can set default values for work orders, so every time you create one, it pre-fills certain fields based on your preferences. Little conveniences like these add up.

One small caveat, you can’t save a work order as a draft. For simple work orders, this isn’t a huge deal, but it’s an issue for anything that requires gathering details from different places.

That said, here are some other work order features I liked:

* **Multi-Asset Work Orders:** Instead of creating separate work orders for every asset, you can group multiple assets under one work order, which is incredibly useful.
* **Copy Existing Work Orders:** If you frequently perform similar maintenance tasks, you can duplicate past work orders instead of starting from scratch every time.
* **Work Request Portal:** Staff can submit work requests through a dedicated link. You can approve or reject requests from within the system.

If your team relies on preventive maintenance (PM), you’ll love eMaint’s work order scheduling tools. You can schedule nested PMs, view work order projections two years in advance and drag and drop tasks on the calendar to resolve scheduling conflicts.

One heads-up, though: you can’t create new task procedures while scheduling PMs. You have to set them up ahead of time in the task library, which means a little extra prep work upfront. If you like having everything structured in advance, this won’t bother you. But if you like making quick changes as you go, it could slow you down a little.

There was one feature I was really curious about but couldn’t fully test: external trigger work orders. eMaint integrates with Fluke, Teletrac Navman and other sensor systems, meaning if a sensor picks up an issue — say, overheating equipment — it can automatically generate a work order.

eMaint handles inventory and purchase orders really well. You can track parts with barcodes, set reorder points and even automate purchase orders when stock runs low.

And if a supplier sends you fewer parts than expected, once you update the stock count, eMaint automatically changes the status to “partially received,” saving you from manually tracking discrepancies. You can also return faulty items from within the platform.

One of the system’s standout features is interactive plans, which lets you overlay maintenance data onto floor plans, schematics or site maps. You can place interactive pins on these images to quickly access asset details, work orders and inventory records. This is particularly useful if you need to manage multiple assets spread across different locations.

You can even assign color-coded pins like marking out-of-order assets in red which makes spotting issues incredibly fast.

Small features can sometimes make or break a system and eMaint has a few gems. One of my favorites is the eyeglass icon on the sidebar. It lets you jump back to whatever record you were last working on, saving you time when you’re switching between tasks.

Another one is the global search bar. If you type something like “HVAC,” it groups everything related to it in one place — work orders, assets, purchase orders, requests and more. It’s a small detail, but it makes finding things a lot easier.

Beyond my own testing, I also looked at real-world case studies to see how businesses are using eMaint. Here’s what I found:

* [Asahi Kasei Plastics](https://www.emaint.com/works/asahi-kasei-plastics-north-america-hits-97-on-time-pm-completion-rate-with-emaint-x5/) improved their preventive maintenance completion rates by 97%.
* [Daikin Applied Americas](https://www.emaint.com/works/daikin-applied-americas-centralizes-data-and-inventory-management-across-8-sites-with-emaint-x5-and-boosts-pm-outcomes/) streamlined maintenance across eight locations, reducing inefficiencies.
* [Next Wave Energy Partners](https://www.emaint.com/works/next-wave-energy-partners-leverages-emaint-to-create-customized-workflows-to-manage-18500-assets-at-new-facility/) built a fully customized CMMS for their billion-dollar chemical plant, managing over 18,500 assets.

The common thread? Better visibility, fewer inefficiencies and stronger preventive maintenance.

If you like customization, automation and control, you’ll feel right at home with eMaint.

## Key Features

* **Asset Management:** Find any asset by navigating an organized asset hierarchy. Attach maintenance manuals, warranty information and historical repair records to assets. If you oversee factories in multiple locations, you can track each site’s assets and maintenance schedules in one place. Track usage and condition data to identify issues early, such as unusual sensor readings, and keep assets running longer.
* **Work Order Management:** Build reusable work order templates with preset tasks, safety checks and required fields — so every technician has what they need, every time. Got a task that spans several machines or rooms? You can group multiple assets into a single work order. Set up rules to automatically generate work orders based on time, usage or sensor alerts.
* **Route-Based Inspection Work Orders:** For tasks like weekly fire extinguisher inspections, you can create a recurring work order that includes a list of all the locations or assets to be checked in sequence. Technicians follow this predefined route, inspecting each item one by one, marking off completed checkpoints and recording any issues they find.
* **Preventive Maintenance Scheduling:** Schedule maintenance by time, usage or equipment condition. Even set it to kick off a certain number of days after the last task is done. Add pass/fail checks or step-by-step instructions to make sure everyone follows the same process. Use the drag-and-drop calendar to assign tasks, reschedule on the fly and spread work across your team.
* **Inventory Management:** Easily search for parts by name, number or description and assign them to work orders. To avoid running out of important parts, the system alerts you when stock falls below your set limits. Plus, you can identify slow-moving parts to adjust orders and keep costs in check. If one site is out of stock, quickly find and request parts from another.
* **Predictive Maintenance:** You can connect vibration sensors like Fluke 3563 to monitor equipment like motors to track issues like overheating. For example, if a motor shows signs of imbalance or bearing wear, you’ll get an alert. When that happens, the right team member gets notified right away — sometimes with an automatic work order — so you can fix the problem before it causes downtime.
* **Life Cycle Tracking:** From the day a new piece of equipment is installed to the day it's decommissioned, track everything — usage, maintenance history, calibration dates and warranty information.
* **Reporting:** Track key maintenance stats like uptime, repair speed (MTTR) and equipment performance (OEE) using clear reports and dashboards. Look at past work orders to find costly repairs and reduce downtime.
* **Compliance Hub:** The system is built to help you comply with industry standards like FDA 21 CFR Part 11 and EudraLex Vol. 4\. Custom dashboards make audits easier by tracking your compliance with OSHA, SQF, BRC and more.
* **Mobile App:** Technicians can access, update and complete work orders directly from their mobile devices, including checking off tasks, uploading photos and even capturing electronic signatures. Work offline and everything syncs up automatically when you're back in range.
* **Vendor Portal:** Once vendors receive a work order, they can keep you updated by adding comments, photos, documents, and tracking their labor and charges. When the job’s done, you’ll get an alert to review and approve the work. This cuts down on paperwork and gives you a clear view of everything that’s been done and what it cost.

## Approach to Common CMMS Challenges

* **Low Preventive Maintenance Completion Rates:** Some departments at [Ellwood](https://www.emaint.com/works/emaint-ellwood-cuts-downtime-aces-faa-iso-audits/) were only completing about 40% of their scheduled preventive maintenance. By using eMaint’s customizable dashboards and scheduling features, they raised completion rates to 80%, improving equipment reliability and reducing downtime.
* **Managing Thousands of Assets Across Multiple Buildings:** [Grinnell College](https://www.emaint.com/works/grinnell-college-increases-pm-completion-emaint/) struggled to track 10,000 assets across 90 buildings, making inspections and compliance difficult. With eMaint’s barcode scanning and mobile access, technicians can quickly scan assets during their monthly safety inspections and easily document the condition of equipment as they go. The system even creates work orders automatically when repairs are needed.
* **Inconsistent Work Order Completion:** [Integer Holdings Corporation](https://www.emaint.com/works/integer-holdings-corporation-achieves-99-2-work-order-completion-across-three-plants-on-two-continents-after-implementing-emaint/) needed better control over work orders. After implementing eMaint, they saw their work order completion rate jump to 99.2%. Technicians could now see their tasks and due dates clearly, which helped them schedule their work better and get things done on time.
* **Poor Inventory Accuracy Causing Downtime:** [Havco Wood Products](https://www.emaint.com/works/havco-wood-products-emaint-slashes-downtime-inventory-increase-accuracy/) had frequent unplanned downtime due to inaccuracies in tracking over 3,500 stock parts. By automating reorder points and improving inventory tracking with eMaint, they achieved over 96% inventory accuracy, significantly reducing downtime.
* **Difficulty Preparing for Regulatory Audits:** A [healthcare network](https://www.emaint.com/works/healthcare-company-upgrades-emaint-boosts-uptime/) deals with audits from the FDA, Joint Commission and others. Since using eMaint X5, preparing for audits has become much easier. If they find problems — like during a fire system test — they create follow-up work orders that are tracked in the system. This way, when auditors ask about the issues, they can quickly show what was found, what was fixed and the completion details. It makes staying compliant a lot less stressful.

"description": "eMaint is a maintenance management system that helps you keep track of everything from how often equipment is used, to its maintenance history and even sensor data, all in one place. You can create work order templates that fit your needs and automate tasks based on time, usage or alerts from connected sensors, so nothing flies under the radar.Inventory management tools help you avoid stockouts with low-stock alerts and let you track parts across multiple sites. Plus, predictive maintenance capabilities allow you to connect with sensors like Fluke 3563, so you catch problems before they cause costly downtime.Technicians benefit from a mobile app that lets them update work orders, upload photos and capture eSignatures right from the field. On the compliance side, eMaint makes audits easier with features built for FDA, OSHA and other standards, supported by detailed reports and dashboards. You can also connect to apps like NetSuite and Salesforce or use the API for custom integrations. Tap into SCADA, PLC and MES/MOM production data to move from a reactive to a proactive approach.Pricing starts at $69 per user per month for smaller teams, with scalable options for larger organizations. Our Research Process for eMaintI spent two weeks putting the system to the test to get a feel for how well eMaint performs in the real world. As part of my testing, I simulated the daily workflows of maintenance teams to see where eMaint excels and where it might slow you down.I tested everything from work orders, asset tracking and maintenance management to inventory control, automation and reporting.Using our software selection platform and research from our in-house analyst team, I compared the platform with competitors like CHAMPS, Eptura Asset and Maintenance Connection to understand eMaint’s key differentiators. To round it out, I reviewed customer stories to understand how other teams use the system daily.",

"reviewBody": "After two weeks of testing eMaint, I can confidently say that it gives you a ton of control over how you manage maintenance, assets and inventory.eMaint allows you to bulk import asset and inventory data. But if you’re importing for the first time, expect to spend a few minutes getting everything mapped correctly.Once your data is in the system, exporting is easy. You can download information in CSV or PDF formats, making it simple to share with other teams. And if you get lost, you’ve got eMaint University, guided walkthroughs and documentation to help you get back on track. It felt like having my own little magical guide to get me over any hurdles that came up (without the need for a ticket to Hogwarts).Right away, I loved the dashboard. There are two versions, X5 and Dashboard 2.0, both of which are customizable to your heart’s content. You can tweak layouts and add widgets to track whatever data matters most. Create as many dashboards as you want and tailor them for different roles: requester, technician, work orders and more.If you love having everything just the way you like it (like me, who adjusts my coffee-to-milk ratio with scientific precision), you’ll appreciate this level of control.Another feature that adds a lot of flexibility is the ability to drill down into assets, parts, and purchase and work orders. You can set up a hierarchical structure and navigate through different levels of details, making it easier to find exactly what you need without endless scrolling. Now, let’s talk about work orders, because this is where eMaint really shines. Creating, assigning and tracking work orders is smooth. You can attach labor requirements, procedures and parts from the same screen, which is great because nothing kills productivity like jumping between menus.Another thing I appreciated is you can set default values for work orders, so every time you create one, it pre-fills certain fields based on your preferences. Little conveniences like these add up.One small caveat, you can’t save a work order as a draft. For simple work orders, this isn’t a huge deal, but it’s an issue for anything that requires gathering details from different places. That said, here are some other work order features I liked: Multi-Asset Work Orders: Instead of creating separate work orders for every asset, you can group multiple assets under one work order, which is incredibly useful. Copy Existing Work Orders: If you frequently perform similar maintenance tasks, you can duplicate past work orders instead of starting from scratch every time. Work Request Portal: Staff can submit work requests through a dedicated link. There was one feature I was really curious about but couldn’t fully test: external trigger work orders. eMaint integrates with Fluke, Teletrac Navman and other sensor systems, meaning if a sensor picks up an issue — say, overheating equipment — it can automatically generate a work order.eMaint handles inventory and purchase orders really well. You can track parts with barcodes, set reorder points and even automate purchase orders when stock runs low.And if a supplier sends you fewer parts than expected, once you update the stock count, eMaint automatically changes the status to “partially received,” saving you from manually tracking discrepancies. You can even assign color-coded pins like marking out-of-order assets in red which makes spotting issues incredibly fast.Small features can sometimes make or break a system and eMaint has a few gems. One of my favorites is the eyeglass icon on the sidebar. It lets you jump back to whatever record you were last working on, saving you time when you’re switching between tasks.Another one is the global search bar. If you type something like “HVAC,” it groups everything related to it in one place — work orders, assets, purchase orders, requests and more. It’s a small detail, but it makes finding things a lot easier.Beyond my own testing, I also looked at real-world case studies to see how businesses are using eMaint. Here’s what I found: Asahi Kasei Plastics improved their preventive maintenance completion rates by 97%. Daikin Applied Americas streamlined maintenance across eight locations, reducing inefficiencies. Next Wave Energy Partners built a fully customized CMMS for their billion-dollar chemical plant, managing over 18,500 assets. The common thread? Better visibility, fewer inefficiencies and stronger preventive maintenance. If you like customization, automation and control, you’ll feel right at home with eMaint."
